Breaking Away from Convention
Verso Projects is a design-led Brisbane builder-developer delivering landmark residential and mixed-use developments at scale, backed by an integrated model and an $8-billion pipeline.
Verso Projects is one of Queensland’s fastest-evolving developers, with a portfolio of landmark, design-led sites across Brisbane and the state’s south-east. Having operated quietly for several years, the group has built credibility within the local development landscape through a focus on quality, delivery and long-term impact. Verso Projects’ approach is driven by a clear passion for Brisbane, its future as a globally recognised city and the role that well-executed development plays in shaping that outcome.
Brisbane is now entering a defining period of growth, underpinned by strong population increases, major infrastructure investment and sustained demand. As the city moves toward greater international recognition, particularly in light of the 2032 Olympics, there is an increasing need for local developers with the capability and certainty to deliver at scale. Verso Projects is contributing to this momentum through a diverse pipeline of multi-residential, mixed-use, retail and master-planned developments – places designed not only to support growth, but to elevate how people live, connect and experience the city, reinforcing a long-term commitment to Brisbane’s evolution on the global stage.
At the forefront of these landmark sites is Shafston Estate, where Verso Projects is collaborating with Kerry Hill Architects, interior design studio 1508 London and world-renowned PWP Landscape Architecture to create an intergenerational property offering. The project will deliver a bespoke number of residences, including two river homes – alongside a wellness and residents’ club – within the heritage-listed Shafston House.
Currently on the market is Woodcarver in Rochedale, a boutique collection of 23 architecturally designed homes that establishes a premium residential enclave, showcasing Verso Projects’ ability to deliver smaller-scale offerings without compromising on quality or design integrity. The Marigold is the company’s latest development to hit the market, introducing refined residences to South Brisbane that combine resort-style living with a highly connected inner-city address. The Marigold is positioned as a future landmark within one of Brisbane’s fastest-evolving precincts.
Looking further into the future, Toowong Central is a proposed urban-regeneration, mixed-use development spanning 1.4 hectares, designed to revitalise the wider Toowong precinct. The project includes some 1,000 apartments alongside 5,000 square metres of publicly accessible ground plane, transforming a long-dormant site. The development will be underpinned by a lifestyle-focused retail amenity, including a TotalFusion health and wellness facility.
Verso Projects’ strength lies in its fully integrated model, which combines development, design and construction, the latter through its Verso Construction arm. Supported by an $8-billion project pipeline over the next decade, the business has both scale and long-term continuity. Recognising the risks of relying solely on external builders in a constrained market, Verso Projects has established greater control over program, cost and quality.
Across the business, the leadership team brings a strong track record in the residential, mixed-use, retail and commercial sectors. Led by CEO and co-founder Steve Laffey, who has nearly 20 years’ experience creating major works for leading Australian developers, the business is grounded in strong delivery capability and long-term thinking. Laffey is supported by development directors Jacob Foran and Silas Croucher, alongside 20-plus staff in development, planning, sales and marketing. At the helm of Verso Construction is the company’s co-founder, Sebastian Curtis, who, with head of design Cherise Northfield, works with a team of 50 in construction, design and engineering, ensuring expertise across every aspect from conception through to completion.
Throughout 2026, Verso Projects will begin delivery of several major developments as it continues to expand its Brisbane portfolio. As this pipeline grows, the business is well-positioned to set new benchmarks in design, amenities and resident experience, reinforcing its role in shaping the city’s next phase of growth.
