In the heritage Brisbane enclave of New Farm, Della ROSA by Frank Developments and Signature Property Partners pays tribute to the past while embracing the future.
Exceptional developments enhance the areas in which they stand, sympathetically aligning with the existing streetscape while adding a new, exciting chapter to the locale’s architectural story. This is the goal of Della ROSA in Brisbane’s exclusive New Farm, a 12-apartment development due for completion in August 2025. The building is a collaboration between cousins Frank Licastro of Frank Developments and Joe Licastro of Signature Property Partners, both of whom have reputations as innovative developers seeking to enrich communities through inspired design.
The Licastro cousins’ intention was to honour the heritage of this established suburb while leaving their own defining mark on New Farm’s identity. Though Della ROSA’s design is contemporary by any evaluation, the design team at ByCulprit were driven by a contrasting sense of nostalgia. With the cross-generational longevity of heritage Queenslanders in mind, ByCulprit imagined Della ROSA to have the same architectural lightness and alignment with the local climate and surroundings. Landscaping plays a defining feature, with the building facing the Brisbane River, capturing views and breezes through a cooling veil of greenery.
Embodying the essence of a simpler time, the project is a celebration of craftsmanship and quality materials, expressing a timeless beauty and a sense of being made with pride, with longevity top of mind. In a further respectful tip of the hat to history, the name Della ROSA is itself an homage to the late Rosa Oxlade, a neighbour for whom the street – Oxlade Drive – is named.
Appropriately, Della ROSA’s facade is inspired by a rose, with the floors unfolding like delicate petals, cupped by gracefully curved batten screens. As with all good design, these screens serve both practical and aesthetic purposes. Framing the expansive windows and balconies, the screens work as privacy panels, filtering light and allowing ventilation. Visually, they bring a sense of movement and intriguing shadow play, as well as giving a subtle nod to charming Queenslander features like vertical timber boards and breezeways.
A profusion of greenery further softens the building’s exterior, with the extensive landscape design – the work of Urbis – both a gift to the street and the residents. The emphasis on lush plantings, on and around the building, is part of Frank Developments and Signature Property Partners’ commitment to sustainable urban development, but it also makes for a rare oasis for residents. The building’s shared amenities list is a celebration of outdoor living and natural connection, with highlights including the foliage-fringed rooftop pool, a barbecue area and ample dining and lounging spaces for relaxing and socialising.
Interpersonal connection is also at the heart of Della ROSA’s interiors. The apartments feature generous open-plan layouts, with fluid transitions between eating, relaxing and entertaining zones. Each kitchen is a gathering hub, with a palette of walnut timber and natural stone exuding warmth and luxury, inviting one to relax and connect.
This material-driven sense of cradling welcome runs throughout Della ROSA. Natural stone is a key feature, from the burgundy stone of the entry to the travertine that runs through each apartment and is used as a playful indoor-outdoor surface in the ground-floor units in the form of crazy paving. Warm timbers utilised in the joinery, floors and wall panelling are illuminated by filtered natural light. This organic palette creates a calm interior look that’s complete in itself – or serves as a blank canvas for individual expression.
Above all, Della ROSA has been designed with a community-centric approach, including consulting with local voices and potential buyers to ascertain what the area needs and what the development can contribute. It’s an approach that comes from an emotional connection to this beautiful corner of Brisbane, with the Licastro cousins having a lifelong tie to the suburb and the community – and a commitment to enriching the area. “Our roots run deep in New Farm,” says Frank, “and we are committed to crafting a landmark destination that pays homage to our past while embracing the future and being true to the suburb we live in.”
