Abbotsford Townhouses features a central dividing wall, linking the dwellings by optimising the floor areas and through efficient planning across the two levels. Wellard Architects demonstrates expertise in refined high-density living, incorporating distinct zones and materials to craft two unique, light-filled homes.

In response to the challenge of navigating increasingly dense urban environments, Wellard Architects undertook the design of Abbotsford Townhouses. The architect placed an emphasis on integrating key architectural detailing and thoughtful design solutions right from the start, which is evident in every interior feature. Spread across two levels, the homes maximise the available space while ensuring minimal overshadowing of neighbouring residences.

Throughout the day, the dark, rectilinear facade creates an inward focus, establishing the residences as distinctly private entities. As night falls, the lower level emits a warmth reminiscent of Kyoto streets, softened by darkened timber and a similar battened approach, enriching the streetscape. Employing Danpalon instead of traditional rice paper, the screens not only enhance privacy but also hint at activity within the homes. With the townhouses divided down the middle, slight adjustments in planning cater to the preferences of the individual owners, allowing for subtle expressions of personal lifestyle.

Dividing the two main pavilions on the site is an internal courtyard, partially enclosed by walls. This feature not only brings natural light into both structures but also facilitates airflow. Upon entering the lower level, guests are greeted by a fluid layout seamlessly connecting various ground-floor spaces, including the kitchen, garage, dining, living and multipurpose areas. The upper level then accommodates a dedicated main bedroom with a street-facing view, along with a secondary bedroom that offers views of the courtyard. Complete with a laundry and bathroom, both levels have a clear delineation of function and space.

Abbotsford Townhouses, a contemporary housing ensemble, balances openness and privacy beautifully. Wellard Architects focuses on integrating crafted details to imbue warmth and establish a timeless foundation, steering clear of increasing the scale of the homes.
