Makris Group, one of Australia’s leading private developers, has unveiled the first exclusive private residences in its $500 million Marina Mirage project on Queensland’s Gold Coast.
The first 38 exclusive private residences in Makris Group’s Marina Mirage redevelopment have now been released to market. With architecture by Fraser & Partners and interiors by Fiona Lynch Office, the penthouses, villas and private homes reflect the design-led nature of the project, which occupies a prime waterfront position on the Southport Spit and is touted to become one of the Gold Coast’s pre-eminent tourism, cultural and residential precincts.

Marina Mirage inverts the Gold Coast’s dominant high-rise typology with its low-rise village format, comprising seven buildings arranged around a central palm garden and 50-metre pool, creating a protected internal landscape that still connects to the Broadwater. “Layered terraces, shaded colonnades and rooftop gardens are designed to respond to both the climate and prevailing breezes, while reinterpreted sail-like roof forms reference the site’s architectural history,” Makris says.
Callum Fraser, lead architect at Fraser & Partners – which was awarded the project after an international design competition – says the concept was inspired by ancient seafaring cities and some of the globe’s most-renowned rivieras. “Architecturally conceived as a romantic, stone-hewn village rising from the Broadwater … our intent is to create an enduring, human-scaled coastal environment that feels elemental yet contemporary, and intrinsically connected to Country,” Fraser says.
Exterior materiality was inspired by both coastal geology and maritime heritage, where limestone, travertine and oak are paired with bronze detailing and oyster-shell references. Interiors – the work of Fiona Lynch Office – are a continuation of the architectural language, with a restrained, tactile material palette that imbues the residences with a sense of groundedness and clarity.
“Proportion and volume are central to our design approach,” Lynch explains. “High ceilings, generous stone planes and expansive glazing maximise natural light and water views, while floor plans prioritise indoor-outdoor continuity, with terraces functioning as true extensions of the living space.”
Central to Makris Group’s vision for the project are a raft of dining and retail experiences, wellness facilities, a world-class marina and a Luxury Collection hotel by Marriott International. The 126-key new-build Marina Mirage Gold Coast resort will anchor the precinct, blending unparallelled luxury accommodation with a distinctive Gold Coast sensibility.
