This residential development in Auckland captures the mood of the neighbourhood with a palette of refined finishes, including Ambitec’s polished plaster.
Unlike many prestige developments, which loudly proclaim their status in every eye-catching line and opulent material, new residential development One Saint Stephens embodies a quieter sort of luxury. And the surface that expresses this quiet luxury most eloquently is the walls.
Set on an elevated site in Parnell, Auckland’s oldest suburb, One Saint Stephens needed to confidently own its contemporary identity while settling sympathetically into its heritage-rich surrounds, alongside cathedrals and church buildings. With a design that earned the NZ Institute of Architecture Local Architecture Award in Housing (multi-unit category, Auckland), MAP Architects achieved this balance with recessed corner verandahs, which add both interest and a sense of lightness to the building’s street presence. Generous swathes of glass also contribute to the airy facade and allow residents the luxury of panoramic city and harbour views.
These priceless views set a prestigious tone within the 28 apartments, but the opulent character of the development is cemented by the interior finishes, particularly the polished plaster walls, which give the spaces a distinct sense of comfort.

Ambitec’s polished plaster finishes have become a signature feature of developer Cooper & Associates’ high-end projects. “From a design standpoint, they offer the perfect balance between modern minimalism and artisanal texture,” says Alyssa Helleur, the company’s development manager. “We choose them for their ability to express craftsmanship, depth and tactility – qualities that bring a sense of authenticity and warmth.”
Rather than the passivity of painted plasterboard, the polished plaster actively sets the tone. “The natural variation and soft movement give each apartment its own subtle individuality, creating spaces that feel refined yet characterful,” says Helleur.

The Suave Polished Plaster finish works with the architecture – including the voluptuous curves built into the living spaces – and the varying light conditions through the day, appearing soothingly matte, then playfully pearlescent. It absorbs the light in some areas and, in others, reflects it in a burnished glow.
Choosing such an evocative finish is a process requiring careful thought, but Helleur explains that Ambitec’s collaborative approach allowed them to confidently create a beautiful, integrated colourway. “Together, we explored and trialled several tones and finishes before finalising the palette. Certain spaces, such as the powder room, required their own distinct identity while still feeling cohesive within the overall design narrative. The soft, warm greys we selected for the living spaces enhance the calm, understated luxury we wanted the apartments to embody.”

The result is both subtle and distinctive, embellishing the residences’ contemporary lines with the warmth and texture of a handcrafted material. “The Ambitec finishes became a defining feature of the project.”
