Darkly Immersive – Penthouse III by Lawless & Meyerson and MHNDU
A transformation of an existing home in Eastern Sydney, Penthouse III sees the embedding of deep and dark tones to create an immersive and liveable series of spaces for its owners. Lawless & Meyerson and MHNDU layer rich textures and heightened detailing to create a home of lasting resonance and new contemporary luxury.
Penthouse III identifies itself as a unique home defined by a darker sense of immersion. With luxurious finishes and refinements, the home is spread over two levels, working to capture the spirit of its owners and how they engage with the space. A richness in texture and palette is felt throughout, with darkly muted timber flooring running underfoot and custom joinery hiding daily amenities. In its elevated position, Lawless & Meyerson and MHNDU have created a home that optimises 180-degree views of the Sydney Harbour, creating a connection to place.

Built by Venari Projects, Penthouse III is a five-bedroom residence split over two levels. Intuitively planned, the home’s design sees private spaces positioned on the lower levels whilst open living spaces are located on the upper. Unique in both its size and outlook, the generous family home exudes a feeling of solidity created through its materiality. Together with custom wardrobes by Italian designer Boffi, the newly inserted kitchen is cloaked in an elegant frontage of lacquered metal finish. Furthermore, integrated stone incorporated into the working surfaces and the dramatic, monolithic island bench enhance the connection to the terrain. Matching tapware and fixtures then ensure the space feels cohesive and connects to the greater home.
In the upper open areas, a lighter palette variation emerges, with more muted tones used to integrate storage, amenity and technology elements. There is an undeniable sense of calm created throughout the spaces and across the levels, balanced by the movement in the harbour in the distance. With varying levels of intensity and saturation of tonality and finishes throughout, there is an intentional balancing of intimacy and openness of the spaces.
With an emphasis on balance of light and darkness, Penthouse III comes together as an inviting and approachable residence. Together with MDHNU, Lawless & Meyerson creates a lasting and definable home for its residents that not only reflects their personal taste but their interpretation of elevated living.
