Located on a secluded 23-hectare site surrounded by the lakes and mountains of Wānaka on New Zealand’s South Island, this Fearon Hay-designed home was created with the utmost respect for its natural setting. Synchronicity/Shepherd’s Hut hunkers down into the landscape, a muted cedar, glass and concrete structure that sits unobtrusively in the untamed landscape. “We wanted to make sure the building had respect for the environment,” says architect Tim Hay. “It will become more integrated into the landscape in the years to come, potentially even invisible.”

Positioned at the far reaches of Roys Peninsula, Synchronicity/Shepherd’s Hut by Fearon Hay sits in contemplative dialogue with its surrounds, a secluded 23.8-hectare parcel of lakefront land in Wānaka. Conceived as a contemporary reimagining of a shepherd’s hut, the resulting forms emerge with quiet authority, a sculptural interplay of muted cedar, glass and concrete that recedes into the hillside, allowing the elemental drama of lake and mountain to take centre stage.

Composed as a series of low-slung, understated volumes, the home offers a modular experience that is both intimate and expansive. The main residence includes two master suites, twin sitting rooms and open-plan living anchored by an indoor-outdoor kitchen that extends onto generous decking. Materials echo the surrounding palette and allow light, shadow and nature to animate the interiors. Japanese-inspired bathing rituals are embraced with twin onsen-style bathrooms, while bunk rooms and concealed service areas sit beyond the main spine of the home.

More than 25,000 native plants reinforce the site’s natural rhythms, while a separate wellbeing pavilion – complete with ice bath, infrared sauna and hot tub – invites daily ritual and connection.

More than a dwelling, Synchronicity is a retreat carved from stillness, a respectful nod to the ancient rhythms of the land and an enduring study in elemental design.
