Designed by Latitude 37, Waterfront creates a calming environment through sweeping concrete architecture and a discreet lift that enables connectivity

Set on the bank of a Patterson Lakes canal, Waterfront is a family home offering a deep sense of connection. Residents, interiors and context are united by a flowing design that navigates movement across the home’s three levels. “The challenge was to create a large, ambitious structure that remains serene and coherent,” explains Chris Sfiligoj, technical manager at Latitude 37. “To achieve this, we focused on consistent detailing as well as functionality. We carried timber throughout, including charred exterior cladding, battens across the front door and warm-toned interior flooring – it’s a versatile material that adds warmth and subtle texture.” The site constraints inspired a zonal approach to the three volumes, with glazing providing access to natural light and canal views on every floor. While curved concrete walls evoke the shape of the surrounding waterways, a discreet lift enables connectivity within the built form.

Waterfront begins with a concrete wall that curls towards the entrance and forms the home’s architectural spine. This balance of robust materiality and softening detail continues in the rooftop gardens, where building and nature sit comfortably. Inside, the ground floor sees a premium basketball court wrapped in ‘fins’ – a reference to the local palm trees – overlooked by a sports bar with a picture window. On the level above, floor-to-ceiling windows present the main living areas with striking canal views. In contrast to the sociable character of the middle level, the upper floor is dedicated to focus and recovery. It houses an art studio, workshop, study, lounge bar and wellness room. The latter supports self-care through an infrared sauna and sensory deprivation floatation tank.

With each floor functionally defined, the transition between levels is vital to the feeling of home. “The lift we proposed for Waterfront was a HLB due to its flexibility in design and finishes,” says Adam Darling, Victorian sales manager at Next Level Elevators. “We can create a relaxing ambience through intentional flooring and lighting selections, with a focus on complementing the rest of the home.” As an all-electric solution, the lift does not require equipment outside the shaft. The result is a quiet, efficient operation that works in tandem with its aesthetics to foster an effortless living experience.

In Waterfront, everyday movement becomes a way of maintaining connection. Expressing this through both architecture and integrated amenities, Latitude 37 achieves a tranquil family home.
