Slated to be an ‘anti-office building’, 100 Walker Street by Bates Smart looks beyond the traditional work environment to offer a space that does it all.

The building, currently in concept phase, will respond to the anticipated changes that North Sydney (on Gamaragal Country) will undergo over the next decade. As such, the 45-storey hybrid timber tower will contribute to a new Sydney skyline. But 100 Walker Street is not just about outside appearances; it offers something new on the inside too. Unlike high-rise buildings as we know them, the design of 100 Walker Street has been carefully considered, with the aim of creating a hub for corporate excellence while simultaneously fostering an interconnected community. Where the building differs from the old guard of office towers is in its prioritisation of generous public spaces, social connectivity and wellbeing, with every level of the building to have access to natural ventilation.

Unlike high-rise buildings as we know them, the design of 100 Walker Street has been carefully considered, with the aim of creating a hub for corporate excellence while simultaneously fostering an interconnected community.

The multiple forms of the building will be separated by ‘village deck’ areas. These will offer a diverse range of commercial and amenity spaces, such as meeting, training and breakout rooms, as well as bookable front-of house spaces for events. Designed with connection in mind, these spaces include bar and lounge areas for less formal networking. Similarly, the podium of the building will be occupied by hospitality vendors who cater to both daytime and evening needs. Life after work will be enabled by a pedestrian laneway running right through to Victoria Cross metro station, flanked by restaurants and bars.

Choosing Riesling and rigatoni over reports come end of day is a heartening glimpse into what the culture of work might look like in years to come. Bringing to life this beguiling vision, 100 Walker Steet ushers in a new era of mixed-use development.
