Glendower
The striking reimagination of a Spanish Revival residence in Los Feliz, Los Angeles, Glendower is grounded in historic charm and brought to life with contemporary grace, balancing preservation with modern vision.
Architecture and design firm 22RE specialise in such revivals, with principal Dean Levin combining his background in art and architecture to explore morphology and materiality while respecting craft and tradition. The goal was to transform Glendower into a home for its current environment, channelling sensory experiences that endure.
Originally 1,220 square metres, the renovation extended the property’s footprint to a sprawling 1,830 square metres in order to accommodate a full-sized tennis court and swimming pool, creating an inner-city oasis deep in the Los Feliz hills. The extension proved an exciting challenge, working within the existing structure while honouring the design by renowned architect Theodore J. Scott. The pristine facade gives way to vaulted archways, original hardwood floors, stained glass and clay tiles, along with ‘portals’ – small circular windows that link old and new spaces seamlessly. The plan unfolds towards the home’s centrepiece, a sunken rotunda living room framed by an intricate carved wood ceiling that reinforces the Mediterranean character.
“We wanted to underpin the home’s rich character and inviting spirit through every material we introduced. The project features sourced plaster throughout that helped us bridge the original architecture with the new addition in a way that felt seamless and tactile,” shares Levin.
Materiality was crucial to adding warmth and life to the home. Hand-trowelled walls create texture and gradients, whilst cherry wood floors, built-in cabinetry and storage add depth. The spacious kitchen features shades of red travertine, with patterns in the stone pulling in light and adding a moody, sophisticated feel. In the primary suite, soft drapery and layered textures create calm, whilst the bathroom takes inspiration from Mediterranean styles. Each guest bath has its own distinct tile design, adding colour and personality to the overall palette.
Furniture pieces have been chosen with care, balancing the home’s bold architectural features. Velvet, wood and hair-on-hide leather lend warmth and cosiness, placed deliberately to ensure the space feels layered yet unified.
“We emphasised natural light to accentuate the home’s sculptural elements – the arched doorways, main rotunda and curved staircase. By preserving original features and introducing complementary pieces, we brought dynamic colour and movement into the spaces. Inset plaster sconce lighting was integrated to honour the home’s historic character, casting a soft candlelit glow that evokes the atmosphere of a century-old home in Mallorca,” shares Levin.
The result is a home that honours its Spanish Revival roots while embracing contemporary living. Glendower stands as a testament to thoughtful restoration, where historic integrity and modern comfort exist in harmony.
