Harbourside Light Beacon By Esoteriko Issue 15 Feature The Local Project Image (1)

After outgrowing its offices in Sydney’s Woollahra, luxury real-estate company The Rubinstein Group (TRG) found a new home in a development by Clutch in the heart of Rose Bay and wanted to work again with Esoteriko, the team that also designed the Woollahra office.

TRG’s brief was simple: they wanted diverse workspaces across the two-storey space that fostered productivity. Esoteriko delivered in spades, creating several team-based work zones, three private offices, three meeting rooms, two semi-private quiet zones as well as a kitchen, printing room and bathroom amenities. The office balances functionality and luxury, embracing both light and open-plan spaces.

Inspired by Rose Bay’s harbourside locale, Esoteriko has subtly imitated the form of a seashell in the interior as well as in the detailing, finishes and lighting.

On the ground floor, three versatile meeting rooms with acoustic-rated bi-fold glass doors can be merged into a 25-person conference room or be opened up for events. They feature custom tables that can also be united when the rooms are amalgamated. Another key component of the client’s brief was to introduce a central staircase. Sculptural but economical in form, the staircase is a focal point of the office and acts as a wayfinder while also highlighting the TRG team’s dynamic movement from the street.

Inspired by Rose Bay’s harbourside locale, Esoteriko has subtly imitated the form of a seashell in the interior as well as in the detailing, finishes and lighting. This is skilfully encapsulated in the staircase’s rounded balustrade, in bullnose and shark-nose joinery and the illuminated resin desk partitions that transform work areas. Low-level lighting is concealed throughout and emits a pearlescent reflection as it bounces off the polished Venetian plaster walls. The building’s curved partitions and existing columns have been utilised to carve functional work zones, while upholstered privacy nooks dot the space. The palette throughout is minimal but luxe; it includes terrazzo flooring, white concrete basins, a microcement-render reception desk and Moroccan Zellige bathroom tiles.

The office balances functionality and luxury, embracing both light and open-plan spaces.

Upstairs, two balconies – at the front and rear – have been landscaped by Wyer & Co and are the perfect spot for lunch on a sunny day. This level also includes a kitchen with a striking quartzite stone island bench. Fostering a collaborative work environment marked by luxurious finishes, Esoteriko’s design sets the tone for TRG’s gold-class real estate services.
