Throughout life, luxury takes many forms but nowhere is it more coveted than in your own home. Enter The Frederick – a residence designed to open up a world of possibilities, bringing hotel comfort home to Green Square. Designed in a landmark collaboration between Mirvac Design and Smart Design Studio and standing at 23-storeys high, the curvilinear bronze and glass tower of interlocking forms makes a powerful statement at the gateway to the new Green Square city centre.

Named to commemorate Labor MP Frederick Green and his profound contribution to the Green Square locale, The Frederick capitalises on its premium park side position to offer panoramic views of the Sydney CBD, the future Drying Green – a huge 6,200 square metre park – and all the places in-between. Head of Residential at Mirvac Stuart Penklis says it has taken five years for the town centre to establish itself, and the vision is now evident for all to see. “The Frederick marks Green Square’s coming of age,” said Stuart. “Five years ago, people found it difficult to fully comprehend the vision for Green Square. Now, we have reached a stage where it is easy to appreciate what was envisaged so many years ago. The Frederick will be an iconic contribution to the skyline within this highly liveable and highly desirable new community as a building beyond compare.”

The Frederick is a result of architects, designers and other creatives who have produced some of Australia’s most revered buildings. “This is city-building of a calibre not often seen in Australia, where the very best minds have collaborated to create a new highly sustainable, connected and progressive town centre in which people are at the very heart of design and planning,” Stuart continues.

From the ground up, The Frederick’s highly articulated form is as functional as it is beautiful. The 151 apartments are offered in sizes ranging from 58 square metres to 214 metres, the vast majority enjoying crossflow breezes, natural sunlight and pleasant views of either the city or the park. In typical Smart Design Studio fashion, The Frederick is tall, elegant and perfectly formed, with its creator turning to pure geometry to shape a tower that is timelessly classic and takes advantage of the magnificent vistas that the Sydney city skyline has to offer. “The building has a purity that you find in geometry,” said Smart Design Studio Founder and Creative Director William Smart. “At one end of Green Square is Ovo, a little taller and oval in shape, and at the quiet park end, The Frederick, both bookending the neighbourhood with no competing tall towers.”

The absence of competing buildings jostling for views meant the design captures full panoramic views of Sydney in spectacular fashion, and each vertex is curved to form spacious semi-circular living spaces that emphasise the luxe hotel glamour that is the trademark of The Frederick. Inside, the lobby welcomes residents home and exudes elegance, making it an inviting place to meet and socialise. In the tradition of a fine hotel, the sophisticated simplicity is punctuated by a grand, three-metre-tall lighting sculpture.

The journey from lobby to residence has been carefully considered, with moody lighting setting the tone until the moment one steps into the comfort of home. Architecturally speaking, timber, glass fluting, curved edges and feature lighting take their cues from the opulence of fine hotels. Diana Sarcasmo from Mirvac Design says that special consideration has been paid to the evolving lifestyles of The Frederick’s future occupants. “The way you move through the apartment is something we were really interested in,” she says. “The joinery elements are like the welcome points to create a more personalised experience in the apartment. There are spectacular views available from virtually every vantage point. The interiors don’t set out to compete but to complement them with elegance and a focus on the quality of the materials and finishes.” The spaces themselves blend both sanctuary and style through beautifully considered finishes – brass-toned fixtures and elegant lighting ensure an exquisite design statement, while fluted natural stone upgrades add a sense of subtle luxury.

Beyond attending to residents’ comfort, The Frederick offers an answer to the evolving work-from-home culture that the world is becoming accustomed to. The ground floor will include a resident-only Business Studio, with both meeting rooms and low-key partitioned workspaces. Taking care of mind and body, The Wellness Studio – designed by Esoteriko – features a Pilates studio and a gym. Once the day is over, the Sky Lounge on the uppermost 23rd floor provides a private dining space for residents and their guests.
