Lorient, the Sunshine Coast’s new, ultra-exclusive residential community, boasts a rare, coveted position on the shores of the Maroochy River, its striking curvilinear design mirroring the waterway’s distinctive meandering form.

Minutes from the pristine beaches of Maroochydore, Lorient is the luxurious follow-up to Mosaic Property Group’s coveted Avalon complex nearby. Designed in partnership with bureau^proberts, Lorient comprises just 15 half- and full-floor residences ranging in size from 265 to 571 square metres. Screening, balconies and room orientations are carefully considered to provide expansive views.

Deeply connected to its river, ocean and hinterland surroundings, the development’s facade is embellished with Rockcote Cerano European stone, echoing the organic forms of the environment. This considered materiality is continued throughout the complex, which boasts more than 300 square metres of stacked stones – shaped with traditional stonemasonry tools – as well as timber-composite battens and timber-look aluminium battens that gently sheathe the building’s sinuous facade. The impact is heightened with landscaping and planted beds comprising more than 50 per cent of the 1,020-square-metre battleaxe block. As the greenery evolves, it will assist in naturally cooling the tower.

Sizeable balconies averaging 55 square metres create seamless indoor-outdoor connection for each of the residences, while full-height, double- glazed picture windows – each weighing 1.2 tonnes – leverage views of the river and beyond. Inside, monumental 2.6-metre ceilings continue to elevate the space beyond the ordinary while engineered oak floorboards in the living areas and fluted, natural stone-fronted kitchen islands pull the organic theme from the outside in.

Each penthouse has been meticulously curated, with custom lighting, high-end Parisi tapware, Gaggenau appliances and brushed-nickel fixtures and fittings carefully selected to ensure every element matches.

Beyond the residences themselves, the complex offers 250 square metres of communal space; housed within are a gymnasium, pool, spa, steam room and sauna. Befitting the complex’s exclusive riverside location, guests have access to a private pontoon and watercraft storage, and the block opens directly onto the river. An on-site concierge continues the bespoke experience.

Eighty-eight solar panels crowning the building are just the beginning of Mosaic’s eco-conscious approach to Lorient.

Finally, 88 solar panels crowning the building are just the beginning of Mosaic’s eco-conscious approach to Lorient. The building’s unique stacked design disperses sunlight and heat, while breezes have been mapped for cross-ventilation. A mechanical heating system is adjusted to suit the size of each residence, while smart irrigation is automatically tweaked depending on the weather, rainfall and individual plants.

Lorient’s singular touches, striking architecture and limited number of residences combine to create a high-impact complex that elevates the meaning of luxury living on the Sunshine Coast.
