Intentionally timeless and muted, moda three is one of five apartments conceived under a shared series of values and principles. mckimm ensures each selection and junction is appropriate for both the current owners and the future, envisioning the spaces as the background for life to unfold for the family of three.

Despite being part of a collective of adjacent apartments, the home was intended to be customised to and by its owner as part of finalisation. Located in Brighton – the proximity to the coast inspires the light and open approach – and responding to the family, it also needed to act as a sanctuary once inside. In the customisation process, a third bedroom was added to be used as a separate studio as needed. Additional features dedicated to wellness are also dotted throughout to create a unique home that reflects how the family live. While instilling an approachable warmth and familiarity, mckimm proposes finishes that will also remain elevated and enduring.

To break up the solidity of the building, mckimm integrated landscaping, which softened the outer edges. By using a neutral palette as a base, where natural stone has been incorporated, the home feels subtly expressive and avoids the need to compete with other bolder elements. Carving a dedicated adult space that flows through into the wellness area was also a clear objective. Incorporating an infrared sauna, transformative TV mirror, fitness equipment and a Peleton bike, the zone also leads out to a green space to reinforce the natural connection.

An overall holistic sensibility can be seen and felt within each touchpoint, which enhances the sense of scale and interior proportions. As seen through concealed storage behind custom joinery with finger-pull details to amenities built into the architecture itself, ensuring adequate support was essential to instilling a sculptural appearance that does not interrupt movement. Throughout, natural light is brought in through full-height glazing, and a layer of soft drapery diffuses illumination. With a balance of retreat and social areas, the home can adapt and move through the apartment based on function.

With an inward focus, moda three aims to be transportive once inside. Through the overall composition of the home’s parts that is underpinned by a sustainability and living well, mckimm aims to design with a contemporary framework in mind.
