Northcote Townhouses, a collaboration between Birthisel Wittingslow Architects, Studio Esteta and Carr, distils the familiar language of the traditional Melbourne home into a considered series of residences that balance affordability, connection and privacy.
Emerging from a shared ambition among the homeowners – including two architects, two interior designers and an electrician – the project reimagines medium-density living on a generous, underutilised site.
Skylights and large openings frame views and foster a sense of verticality, strengthening the dialogue between inside and out.
“The design integrates seamlessly with the rhythm and proportion of the street,” says Stephen McGarry of Carr. This was achieved through scale and materiality, with painted brick and timber cladding referencing the compact inner-suburban fabric. Upper volumes are set back from the property boundary, while detailed garages blend into the streetscape.
Skylights and large openings frame views and foster a sense of verticality, strengthening the dialogue between inside and out. Pockets of landscaping, particularly near the kitchen, lend the compact interior a greater sense of space and connection to nature. Light wells further animate the minimalist interior with natural light.
The interior is subtly articulated through volumetric and material shifts that define the spatial layout. The kitchen and living room embrace a serene, muted palette of stone and timber, enhancing natural light while anchoring the functionality of the space. In contrast, private zones such as bathrooms adopt a richer, more experiential quality, with colour-drenched handmade tiles emphasising texture and tone.
Utilities are concealed and seamlessly integrated, while extensive joinery both optimises and defines space. A continuous run stretches from the kitchen to the living room, shifting from fridge to pantry, bar and, finally, a low-profile entertainment unit, creating a sense of continuity and cohesion.
Each townhouse features three bedrooms, two bathrooms and a powder room, complemented by generous kitchen and living zones that open onto a private garden and studio. The layout prioritises flexibility and long-term liveability, allowing each residence to adapt to changing needs while maintaining a strong connection to the outdoors.
Northcote Townhouses reinterprets the familiar language of Melbourne’s inner-suburban homes through considered design, materiality and scale. Thoughtful volumetric shifts, strategic setbacks and restrained palettes create spaces that feel generous, light-filled and connected to the neighbourhood. Emerging from a collaborative vision, the project offers a practical model for medium-density living, seamlessly engaging with its street context and the life within.
