High View from The Range Estates offers a 2.75-hectare site in Byron Bay’s hinterland with expansive ocean views, mature landscaping and architectural concept plans that highlight the site’s potential.
Set on an ocean-facing ridge just outside Newrybar in Byron Bay’s lush hinterland and currently on the market, High View from The Range Estates offers an exceptional landholding, with sweeping, north-easterly views stretching from the Byron Bay Lighthouse to Lennox Head. Located at the highest point along the ridge, High View offers a combination of panoramic vistas and seclusion, making it a truly distinctive piece of land.
The Range Estates has collaborated with internationally regarded architecture firm MORQ to create concept plans that respond to both the landscape and future development possibilities.
The Range Estates, founded following a sabbatical in Spain, aims to combine Australian design sensibilities with Mediterranean ease. The approach is to create accommodation that feels grounded and connected to its surroundings. Its latest project, Copperstone in Bangalow – designed in collaboration with Sam Ray of Story Design Collective – reflects that vision, combining the charm of a Spanish hacienda with the simplicity of an Australian homestead. Now, with High View, the company turns its attention to land, where the possibilities for architecture complement the natural beauty of the site.
The 2.75-hectare site is framed by mature trees, offering expansive views to the Pacific Ocean, while manicured lawns and tropical gardens create a balance of openness and seclusion. The land’s topography, offering dramatic ridgelines and sweeping views, invites an architectural response that is both sensitive and bold. To help explore the land’s potential, The Range Estates has collaborated with internationally regarded architecture firm MORQ to create concept plans that respond to both the landscape and future development possibilities.
MORQ’s vision for the site is a striking 1,600-square-metre residence set on the ridgeline, one completely embraces the outdoors and the stunning panoramas through a series of oversized apertures. The main living areas open to an expansive terrace, with sunken lounging area and pool. Neutral and terracotta tones create a sense of groundedness with the land, while polished plaster, stone and timber form the earthy materiality.
Currently, there’s an existing residence and two villas on the site, with a total of five bedrooms and five bathrooms. The barn-style studio has a fireplace and outdoor bath and the heritage barn has been converted into an entertainment and function area or guesthouse, adding a layer of versatility. Outdoors, there’s a resort-style swimming pool and spa, stables and a modest horse arena. Practical amenities include ample car parking and helicopter access, ensuring easy connectivity to the site.
Located close to the cultural and culinary offerings of Bangalow, Newrybar and Byron Bay, High View offers a unique opportunity to create a coastal hinterland estate of exceptional quality and outlook. Despite its peaceful, secluded setting, the land is within easy reach of the region’s vibrant community, providing a balance of privacy and accessibility.
