Building on the legacy of Australian modernist architecture, The Brookville emerges as a new approach to outstanding artistry and timeless design in Toorak. Designed by Carr for Sun Property Group, the anticipated development is poised to exalt Brookville Road with an articulated statement of refined geometry, light and texture. With 10 boutique residences enveloped in precast and off-form concrete, the project’s neo-brutalist form is characterised by a surprisingly ethereal agility.

As though daringly defying concrete’s robust nature, a perception of weightlessness is cleverly accomplished by Carr. The design’s façade sees an expression of structural elements that are cantilevered and recessed to achieve the appearance of floating. A departure from earthly density, the form is further opened by hollow voids hovering above lush first-floor terraces and an entrance that beckons guests towards an awaiting atrium magnificently awash with daylight.

Enriched by these design details, the experience of entering The Brookville has been evocatively imagined. “Planters form an integral part of the design language across the building, providing an immediate aspect to green and enlivening the building from the street view,” explains Chris McCue, Managing Director of Carr. “On arrival, residents and guests enter a light-filled, triple-volume atrium, offering an engaging gallery-like space to pass through.” Tasked with realising the design, renowned Melbourne construction company VCON has applied its award-winning building expertise to the execution of The Brookville’s intricate architecture. With VCON’s reputable team injecting the project with its signature attention to detail, The Brookville is poised to embody the same success as the building company’s other high-end designs across the state.

For Sun Property Group, The Brookville’s eminent emergence within one of Victoria’s most prestigious suburbs marks a sublime new era – one where Melbourne’s flatter topography necessitates an innovative approach for the developer. Sun Property Group’s General Manager Cameron Johnson explains that “you have to find different opportunities – in design, craftsmanship, size, quality. This market demands design expression that casts greater freedom; you can then afford to be bold with the choices you apply and inherently, the products that you create.”

Without Sydney’s undulating landscape, the onus is heartily on the project’s composition to bring breathtaking moments of awe; the development relying solely on its thoughtful curation of built elements to astound potential residents. Expertly attuned to executing this design consideration, Carr takes influence from Australian modernism – notably, the locally esteemed Roy Grounds House – to inform The Brookville’s creation. “The design of The Brookville has subtle nods to the platonic geometries of the iconic Roy Grounds House,” Cameron describes, “which Carr has expertly championed through their design of each residence’s inside-to-outside connectivity, as well as the central lobby.”

Proposed as a medium of seamless connection, The Brookville unfolds with an intentional unification of the dance between interior and exterior. “The Brookville’s robust and sculptural architecture is continued through the interior design,” Chris notes. “The repeated use of cantilevered forms cultivates a sensation of tranquillity and harmony, affirming a Modernist design language to the interior spaces.”

Joyously conceived, The Brookville proposes a concordance between the site’s surrounding landscape and generous applications of private and shared space. Affording softness to the angular form, snaking strands of greenery trickle from feature planter boxes and flourishing landscaping adorns the setback fence, as streams of sunlight are granted entry at every angle.

Featuring 10 prestige residences, including two ultra-luxurious penthouses, The Brookville’s capacious floor plans put forward exclusive open-plan living. Fittingly arranged, sweeping spaces are realised and craft an opulent sophistication throughout. Each residence offers a haven of tranquillity, with privacy and stillness underlying the design of courtyards and terraces. While remaining secluded, the architecture does not disregard outlook; plentiful treatment of vast glazed windows and sliding doors ensure spacious comfort while gazing at greenery.

Aptly anchored by a moody material palette of blackened metalwork, textured concrete, grained timber, smooth metal and natural stone, the precise conjugation of contrasting elements occurs harmoniously. Flawlessly established to communicate fresh restraint, the pared nature of The Brookville’s planes and surfaces champion the fabric of its premium composition. Every detail has been considered to deliver an effortless and understated elegance. Poignant moments of the abode include grand plinths that exist across the master bedroom, kitchen, dining and living spaces; steel-blade accoutrements that trim The Brookville’s walls; fluted glass external windows and glazed doors; and custom joinery throughout that presents a heightened bespoke finish.

Luxuriating in a bounty of high-end fixtures and finishes, The Brookville’s punctuating features elevate the apartments’ interiors. Underfoot, engineered timber floorboards in French Oak continue throughout while recessed track lighting gracefully illuminates spaces overhead.
