Ambitious Luxury – The Newlands by Bates Smart
The first project in Lane Cove Council’s recently rezoned St Leonards South Precinct, The Newlands is an architecturally designed, pedestrian- oriented precinct created in a partnership between Bates Smart and Arcadia Landscape Architecture.
The first development to be released is Verdant, which will consist of 99 one-, two- and three-bedroom apartments across 10 levels and standalone garden terraces. The mod-cons one comes to expect from exemplar multi-residential living in Sydney will be on full display, as private communal lawns and garden rooms harmonise with the nearby Newlands Park, which itself will be accessible to residents via a pedestrian link.

The Newlands is as ambitious as it is enviable. Encompassing more than a hectare of premium land in St Leonards, once complete the entire development will consist of up 330 apartments across five buildings, each ranging between eight and 12 storeys. A 5,700 square metre green spine will be exclusive to The Newlands residents, connecting through the centre of the various buildings. This private oasis will house amenities like a resort-style pool, wellness centre and barbecue facilities, in addition to providing gorgeous vantage points from each respective building. The precinct will enjoy deep setbacks from main roads, rounding out the leafy, suburban lifestyle coming to St Leonards.
Verdant itself will boast interiors that have been designed around raw, natural elements. Upon arrival, the lobby area is set to be defined by its use of sandstone, tile and metal, with high-quality fixtures and finishes carrying through to individual residences. Light and dark variations will be available in the kitchen and bathroom spaces, while the kitchens will also enjoy state-of-the-art Swiss-made appliances from V-ZUG. Elsewhere, engineered flooring will grace the living areas and larger residences also feature generous baths. Abundant glazing with louvre windows will promote cross ventilation and further cement Verdant living up to its name.
