
Goodman’s strategy to relocate from the CBD to one of their industrial assets provided a unique opportunity for Woods Bagot. Tasked to design a workplace that dramatically shifted the perception of a corporate headquarters, Woods Bagot designed a sequence of spaces deeply reflective of Goodman’s ethos that enticed employees to the office, provided enhanced amenity, service and a heightened focus on wellness. The workplace outcome was realised at The Hayesbery, a headquarter space that transitions Goodman from what was a traditional corporate CBD office to a collection of four single-story heritage industrial buildings, linked by a common courtyard, into one precinct. With sustainability and heritage in mind, Woods Bagot approached the site with a ‘light-touch’, utilising existing built form combined with purposeful insertions of tailored elements to complete the workplace narrative.
The project celebrates the industrial vernacular of both the heritage warehouse and the adjacent buildings on the site. It is the juxtaposition of the raw and unfinished shell with refined interior insertions and furniture that created a soft, light-filled interior space. Woods Bagot applied finishes that resonate with the historical context and quality of industrial spaces that Goodman provides to their clients. The design of the workspace is intended to change state over time to weather and patina, allows the new to age with the old. Designed at-pace with the unfolding Covid-19 pandemic, hygiene and safety were front of mind, with Woods Bagot integrating custom copper door pulls to eradicate infectious viruses and includes touch-free door sensors and hydraulic devices. The workspace incorporates holistic sustainability initiatives with wellness and end-of-trip placed at the heart of the site, and this is accessible to Goodman employees at any time of the day. The space aims to foster an environment for employees to grow, be inspired and engaged.
