Devised by Mim Design to echo a long-held love of sailing, Darling Point Residence comprises traditional boat building and nautical motifs through a subdued tonal interior that reflects the glistening harbourside.
Inspired by Sydney’s coastal outlook, Darling Point Residence draws upon the beauty of boat building to create an architecture in harmony with its scenic setting. Rekindling the spirit of a 1970s modernist apartment block, the two-level penthouse moves between openness and enclosure, allowing for intimate moments amid sweeping harbour vistas – a handmade wooden vessel shaped by tranquillity and repose.

Conceived by Mim Design, the dwelling is a response to a new chapter in the owners’ lives who were seeking to downsize. “The clients wanted the home to feel calm and restorative,” recalls practice founder and principal Miriam Fanning. “Relatively untouched, the apartment was in its original condition and in need of a reconfigured plan and contemporary additions.” Inspired by the waters of its revered position, the residence draws on the craftsmanship of timber sailboats and nautical motifs in a fitting tribute to the couple’s long-held pastime.
The split-level arrangement cascades down a natural embankment, overlooking leafy Yarranabbe Park and stretching towards the urban horizon. Arriving at a newly formed upper entry, occupants are met by an operable shiplap door and sidelights that form a central portal to what lies within. A cabin-like stair vertically frames a seaward vignette for an immediate connection to place. Chalk-white walls and ceilings also frame the rippling turquoise waters as a lively backdrop, complemented by pale oak floors, shimmering silk carpets and richly layered furnishings. “We wanted the clients to feel like they were taking off on a voyage and getting lost in views of the ocean and clouds,” Fanning muses.
A spacious communal domain unfolds across the lower level, creating a place for entertaining, with an expansive north-west tiled terrace extending the formal threshold. Sweeping ceiling planes and curved skylights evoke the billowing sheets of a mast, while steamed timber linings display the pinpoint precision of a steadfast hull. “The project’s conceptual narrative finds expression in the tiered arrangement of the kitchen island bench and it’s panelled cabinet fronts, each recalling clinker planking observed in traditional boat building,” Fanning adds. Seafoam quartzite embellishments lend movement through subtle surface veining that echoes the lapping waters of the bay, enriched by flowing cabinetry edges and a sculptural lounge room fireplace.
“The plan works hard to maximise every inch, ensuring spaces feel relaxed, well connected and comfortable to occupy,” Fanning explains. A new addendum introduces a luxuriously proportioned ensuite and walk-in robe, as well as a rooftop plunge pool that embraces the temperate subtropical climate. Similarly, a hidden art studio supports the owner’s love of painting, while a light-drenched study enjoys a panoramic outlook across the surrounding landforms. Tactile panelling, brass inlays and linen textiles rest against soothing stone greys and muted celadon greens, evoking a lingering sense of ease.
Highly bespoke and meticulously detailed, Darling Point Residence conveys the essence of maritime construction as an authentic expression of its occupants. A feeling of interiority merges with the open expanse to heighten the experience of this coastal watchtower – a place of subdued totality that sits quietly within its glistening surrounds.
