Crafted on a remarkably tight parcel of land, Little James is a study in architectural precision and sensitivity. Here, material is felt as much as it is seen, shaping a layered and deeply atmospheric interior. Designed by Sydney-based studio Studio Carson Kelly, the home belongs to design director Klaus Carson Kelly and creative director Nicholas Carson Kelly.

Meeting limitation with invention set the tone for Little James and for what was to come.

The original house came with an approved development variation that addressed the site’s constraints in a way that felt compromised to the team. Undeterred, they lived in the house for a year while redesigning it, allowing nuances of light, spatial parameters and street engagement to emerge. A new scheme was then developed and promptly approved. Meeting limitation with invention set the tone for Little James and for the journey of bringing it to life.

Viewing the plan as a point of origin rather than an end, the studio considered composition, material expression and daily use. Circulation is embedded and reduced for maximum efficiency. “Material and program are resolved together, ensuring each element performs multiple roles,” Nicholas says. “For example, the stainless-steel kitchen is both robust and precise while contributing to a broader language of reflection.”

Within a compact footprint, material expression is limited and therefore heightened. Natural brick unifies the project between exterior and interior. This continuity grounds the space while softening the boundary between inside and out. In the semi-subterranean living zone, terrazzo becomes the primary expression, reading less as finish and more as a textural surface. The bathrooms adopt a more immersive approach with stone treated as an envelope to form spaces that are intimate and quietly indulgent. Glass brick adds an atmospheric layer, helping to diffuse light and obscure views to cast the interiors in a cinematic glow. In Little James, material becomes experiential rather than decorative.

Little James is a home where material, light and space are carefully orchestrated to create a genuine and intelligent way of living. The disciplined outcome reconciles sense with sensibility without compromise.
