Conceived through the united thinking of Tzannes, Alexander &CO. and Lendlease, One Darling Point brings together architecture, interiors and environment in a way that redefines what it means to live with grace, comfort and lasting distinction. Rather than announcing itself through spectacle, the building takes its cues from the land, the light and the rhythms of its surroundings, offering homes that feel both intimately connected to place and quietly elevated above it.

The studio’s response to the soaring site is a sculpted brick expression that curves gently towards the water.

For Alec Tzannes, founder of the eponymous, globally acclaimed architectural practice, every gesture begins with an understanding of setting. The studio’s response to the soaring site is a sculpted brick expression that curves gently towards the water, creating a form that settles naturally into its position between greenery, neighbourhood streets and expansive vistas.

The facade’s textured surface catches shifting illumination throughout the day, giving the architecture a sense of movement that reflects the shoreline’s changing moods. This approach speaks to Tzannes’ belief in buildings that are shaped by context rather than trends – structures intended to age with dignity, serve with longevity and strengthen the identity of the areas they inhabit. In this instance, the outcome is a residence that feels rooted in Sydney’s material heritage while projecting a contemporary sensibility that will stand the test of time.

Inside, Alexander &CO. has created environments defined by calm, tactility and an intuitive understanding of how people want to live. The interiors are not conceived as showpieces but as places of daily ritual – spaces that balance refinement with comfort, richness with restraint. Stone, timber and other natural elements were selected for their sensory qualities, encouraging an immediate sense of ease from the moment one enters the building.

Jeremy Bull and his team have approached every detail with a deliberate softness, allowing daylight to move fluidly through rooms and integrating craftsmanship that rewards close attention. Handles, junctions, thresholds and joinery all speak to a design language shaped by care, thoughtfulness and an appreciation for subtlety.

Residences are generously proportioned, with layouts that prioritise openness, clarity and connection to the outlook. Living areas expand towards sweeping views, while transitions between interior and exterior are handled with elegance, allowing terraces to become genuine extensions of the home. Kitchens are sculpted as gathering spaces, balancing functionality with a quietly luxurious presence. Bedrooms, meanwhile, are designed as deeply personal retreats where texture, acoustics and simplicity combine to create a restorative sanctuary.

Underpinning all of this is a commitment to permanence: materials chosen for longevity, workmanship executed to a standard that invites decades of appreciation, and planning shaped around the cadence of everyday life rather than fleeting aesthetic gestures.

Beyond the residences themselves, One Darling Point offers an address that harmonises privacy with proximity. Edgecliff occupies a unique position in the Eastern Suburbs, where leafy streets, waterfront parklands and village life coexist within minutes of the city. Morning walks through Rushcutters Bay Park, coffee in Double Bay and evenings spent by the marina become effortless parts of daily living. The neighbourhood’s blend of quietude and cosmopolitan energy makes it one of Sydney’s most sought-after locales. One Darling Point embraces these qualities, providing residents with a sense of escape while keeping them woven into the fabric of the encircling community.

Wellness amenities elevate the experience further, offering residents spaces devoted to movement, reflection and restoration. These areas complement the design philosophy by focusing on balance, serenity and an overall feeling of refuge. Yet even with these luxuries, the project retains an understated character. It does not impose itself; instead, it offers a poised, welcoming environment that supports a considered way of living.

Ultimately, One Darling Point represents a convergence of thought, artistry and vision. It is a place shaped by respect for context, guided by profound design principles and delivered with uncompromising care. For those seeking a private domain that resonates with authenticity, elegance and permanence, it offers a haven suspended above the harbour where architecture, interiors and landscape come together in complete harmony.
