What advice would you give to young people looking to buy?
Buy what you can afford now, not your forever dream. Getting into the market is the hardest step. Be clear on your lifestyle needs versus wants, stay disciplined with your budget, and don’t be afraid of properties that need cosmetic improvement – they often offer the best value.

What’s your number-one tip for someone selling their property?
Presentation is everything. Declutter and style your home so it feels clean, spacious and minimal, allowing buyers to picture themselves living there. You only get one first impression, so make it count. Great presentation creates emotional connection and ultimately helps maximise your sale price.

Do you think luxury features are important to include in homes and new builds?
They are important to some and can add strong perceived value without huge cost. A wine cellar can be created with beautiful racks in unused spaces, or a red-light sauna added instead of an expensive steam room. But the best homes, in my opinion, focus on timeless quality and functionality, not trend-driven extras that can quickly date.

What is the favourite property you’ve sold and why?
My favourite would be 4-5 Myvore Court, Toorak which sold for $25M. It was the perfect collaboration: designed by architect Cera Stribley, built by Toorak’s renowned John Leone, with interiors by PLK Design. Selling it during Covid via FaceTime to a buyer in Queensland made it even more memorable.

What do you think buyers are looking for in new properties?
Buyers today want turn-key homes with thoughtful, quality luxury and light-filled spaces. Features like well-designed gyms, wellness spaces, basement multiple parking, theatres and wine cellars have huge appeal. Time-poor buyers are often willing to pay a premium to avoid the design and development process, construction delays and the risk of build costs blowing out.

What Melbourne suburbs do you think will experience the biggest growth over the next 12 months?
I see strong growth potential in Malvern East, Glen Iris and Ashburton, where lifestyle appeal meets relative value. Stonnington, Armadale and parts of South Yarra continue to attract downsizers and professionals seeking turn-key homes, driving demand in tightly held pockets close to shops and amenities.
